What is involved
Landlords in England, Wales and Scotland must have every gas appliance and flue in a let property checked every twelve months by a Gas Safe registered engineer, and must give the tenant a copy of the record within 28 days and to new tenants at the start of the tenancy. Records must be kept for two years. Northern Ireland has equivalent requirements. The check covers the appliance, the flue, the ventilation and the tightness of the installation, and it is a safety check rather than a service, though most engineers offer both together and the combination is better value.
Gas Safe registration is per engineer and per category. An engineer qualified on domestic boilers is not automatically qualified on cookers, gas fires or commercial catering appliances, and the back of the card lists which. Asking to see the card, then checking the number on the register, takes a minute and is the only reliable check available to a householder.
The smell of gas is a National Gas Emergency Service call on 0800 111 999, not a plumber call. Turn the gas off at the meter, open windows, do not touch electrical switches, and leave the building. They attend free, make the installation safe, and will disconnect the appliance if necessary. A plumber then repairs what they have isolated.

Choosing someone for the job
Check the engineer's Gas Safe number on the public register and confirm the categories cover the appliance in question. For a landlord record, ask whether a service is included or separate, and confirm the certificate is issued digitally the same day. Never accept gas work from anyone who cannot produce a card.
